Hello From Cuernavaca – Part 7 – A Conversation With Andie Grater, Local B

I am currently staying at, “La Nuestra”, a comfortable bed and breakfast with 4 guest rooms, a private swimming pool and an outdoor breakfast area complete with microwave and fridge, which has a rather interesting story. It is co-owned by two women, Andie Grater and Nancy Gray, who are both originally from the United States.

Originally from Brooklyn, Andie had lived in Atlanta for 20 years and become an expert in advertising production and management while Nancy, on the other hand, had been involved in the screen printing business. Nancy represented several American companies in the Latin American market and spent quite a bit of time in Latin America, including Cuernavaca, and this was the beginning to their Mexican adventure.

Andie’s comments shed light on the decision to relocate to a foreign country and the inevitable issues of culture shock and psychological adjustment that go along with the move to a strange land. Her story will also illustrate coping mechanisms and the fact that the human spirit will indeed adjust over time.

As Nancy had been spending more and more time in Mexico, Andie and Nancy were starting to think it might actually be nice to live somewhere else. Cuernavaca might be a good destination since it was close enough to easily go back and forth. Andie had attended a Spanish course at the Cetlalic Alternative Language School and had a chance to meet a lot of people from Cuernavaca’s local gay community and Cuernavaca increasingly looked like an interesting destination.

Both women thought that it might be a good idea to move to Cuernavaca, a goal they decided to accomplish in the New Millennium. So Andie decided to give up her job in advertising which was made easier by the after-effects of 911 which had severely affected the advertising industry.

Andie worked for a month with the previous owner of Villa San Marcos to gain some practical experience running a bed and breakfast. So the women put their furniture into storage in Atlanta and after their arrival in Cuernavaca they first lived in a furnished apartment. They later moved into an unfurnished condo, a rather bare place, which Andie describes as “graduate student living”. Andie admitted that as you get older these types of transitions get just a little harder.

Prior to their purchase, their B&B had been empty for five years. Once they acquired the property, they invested another year of renovations into La Nuestra. Building a clientele from scratch is always an issue for new entrepreneurs and Andie indicated that their clients mostly find them through the Internet and through word of mouth. In addition, Andie sent many news releases to independent booksellers and feminist book stores to request that the information about their B&B be put on their bulletin boards.

As new B&B owners, Andie and Nancy also decided to advertise on three web sites, two sites about Mexico and one site dedicated to gay travelers. Andie stressed, however, that their target market is not only the gay community, but people from all walks of life. Travellers come from the United States (California, Minnesota, and various places in the north), but also from Canada. In addition, they also host many weekend guests from Mexico City. Many of their guests don’t even move when they come here, they just relax in the beautiful garden by the pool and say this place feels just like home.

I asked Andie to elaborate on this process of cultural transition which they went through after they first relocated to Mexico. At first they felt excited, the place was new, they were learning the language, and there was this general feeling of newness that made everything so interesting.

But as the newness wore off, feelings of culture shock started to settle in. Andie experienced frustrations as she had to adjust to the Mexican concepts of time and reliability. Adjusting to the much more relaxed concept of time was difficult, especially since Andie had been living her life in Atlanta with a strict agenda. The unreliability of workmen and repair people was also a frequent source of frustrations. Andie told me a few stories of her renovation project and mentioned that workers might show up a day later or sometimes not at all.

On the other hand she was impressed by the easy-going attitude of local Mexican people and commented that they are very helpful when you make an effort to speak Spanish. Traffic can also be quite bad in this city. On the issue of cultural adjustment Andie said, that one of her friends commented on how great it must be to live in this new place while Andie admitted that many times this adjustment phase was really tough on her, especially at the beginning. She was missing her friends, her culture, her familiar environment.

Now things are much better. Andie runs an organization called the Newcomers Club which is an association of recent, mostly English-speaking residents, of Cuernavaca. The club had been in existence for 15 years, but had not been very active. Andie became president about four years ago, and the club now has around 170 members, ranging in age all the way from their forties and up. The oldest member is 91 years old.

The Cuernavaca Newcomers Club has a number of functions:
- It welcomes new English-speaking residents and helps them find their way
- It publishes a service directory every 2 years
- It provides a buddy system
- The club hosts a variety of social events throughout the year
- Speakers are invited to the club’s meetings and speak on various topics of interest, such as ecology, globalization, alternative health, investments and many more.
- The club is involved in a variety of charity projects as well.

The Newcomers Club holds two big social events a year: a cocktail party in September and a holiday party around Christmas time. Evening events include guitar concerts, talks on topics of interest and a “studio crawl” where the group visits different artists’ studios around town. An increasing number of social events will be held over the summer months as well, which used to be a quieter time.

One of the Newcomers Club’s most important involvements is in philanthropy. At Christmas members are encouraged to adopt a family in collaboration with the Episcopal Church. The club itself is non-denominational, but the church provides a list of 15 of the most needy families. Then, with the help of donations, the club purchases boxes of basic items that are given away to these needy families.

The Newcomers Club is also involved with a Mexican Charity called “Caminamos Juntos” which was founded by Susan Smith, a Canadian woman. Caminamos Juntos para la Salud y el Desarollo dedicates itself to helping one specific Mexican village in the state of Guerrero. This village has many problems: the water supply contains a toxic level of arsenic, there is a lot of poverty and alcohol abuse. Every month Caminamos Juntos asks for different supplies, e.g. in September the charity requests school supplies, in December it requests blankets, and at Christmas the charity request non-battery operated toys.

Andie indicated that the average age of newcomers to Cuernavaca is in their 50s. She added that dollars go a lot further in Cuernavaca than they would in Florida or the Caribbean.

In addition to volunteering with the Newcomers Club, Andie also donates her time to a local library called the Guild House. She volunteers four Friday mornings a months, two in the library, two with the Newcomers Club. Together with her work as a B&B owner at La Nuestra this keeps her busy.

Nowadays she still goes to back home to the United States about 4 to 5 times a year. Nancy and Andie still have a small apartment in Atlanta where they stay when they go home. Andie and I had a great conversation about her travel experiences in Israel and Spain, and about Latin machismo which also manifests itself on the road (a woman cutting a man off on the road will definitely incur his wrath, while the opposite is just considered normal).

I am one of these people who thinks that one day in my life I’ll probably try to spend 2 or 3 months of the year in a warm place, and Andie’s experience in Cuernavaca has given me some valuable insights about the decision-making process, the cultural adjustment phase, and the rewards of getting involved in a local volunteer organization.

Goverment Grants 101

There is plenty of government money out there.  Thousands of programs have been created to assist the general population with anything ranging from small business start-ups to money for school.  These programs were designed with the ultimate goal of benefiting the communities we live in.  In other words, the money that is granted must be used to help improve our country.  For example, if someone wants to start a small business but does not have the funds to support it, a government grant could really help out.  Not only is the individual able to start his business, but ultimately, the establishment of a small business results in increased tax revenue for the government. It’s a win-win situation!

So, what are some other benefits to getting government grants?  For starters, grants are free and tax free! You are not required to pay them back, you are only required to use the money for its intended purpose.  There are plenty of websites dedicated to making these grants available to you.  Every year the government distributes billions of dollars in grants and some of that money could be yours! 

Where does the money come from? There are a several different grant providers that fall into three main categories. One type of provider are the Private Grant Foundations. These are not government owned, but they are established by wealthy companies, trusts and individuals with the same intention of helping out individuals and small businesses. These foundations are required to distribute 5% of their yearly assets in grants to maintain their tax exempt status.  There are also Federal Programs which are owned by the US Government and just like Private Grant Foundations, they make money available to those who need it.  Attached to Federal Programs are State Programs that are run according to the needs of each of our fifty states.  This helps target individual problems for each state by making more money available for those specific issues.

There are thousands of different types of grants.  The most available grants are for education, which are also known as scholarships.  These are available to students who need help making ends meet while they obtain their degrees.  Scholarships cover housing, living essentials such as food and clothing, school supplies and, of course, tuition. 

There are also personal grants that are intended for those individuals or families that are having financial trouble.  With the economy on unsteady territory, most people are having trouble paying their bills and buying essentials for their day to day life.  A grant will cover all of that and more!

Most desirable of all are the business grants.  These help get a jump-start on small businesses or help expand and improve existing businesses.  The government wants the country to flourish with new opportunities, so investing in your business is an essential part of the economy.

 

Those are only some of the grants available, and with some research you can find one that suits your needs specifically.  It is not an exaggeration when it is said that there are thousands of grants out there!

Applying for a grant may seem easy but there are several steps that need to be taken in order to receive one.  You must write a proposal on why you need the grant and how you will use it. There is also an involved application that needs to be filled out.  All of this may seem tedious and not worthwhile but these steps are taken in order to ensure that the free money is used fairly and that we all have an equal opportunity to receive one. Once you have been approved for one you can greatly benefit from it! The government wants the economy to prosper and wants the American people to have access to money they deserve.

Mercado de Divisas

El DOLAR se encontró a la ofensiva esta mañana, para lo que representa el primer día de sesiones completas luego de las vacaciones por navidad y año nuevo durante el comercio en New York. Por la noche fue un comercio complejo para el DOLAR, donde el par USD/JPY estuvo bajo presión, y el EURO y el Cable también; en Asia, las condiciones del mercado eran bajas, dado que en Japón era feriado. Hacia el comercio europeo, los volúmenes operados disminuyeron, pero sin duda, el foco de atención fue el par EURO/LIBRA, dado que el par parce corregirse; rumores de que una compañía de inversión de envergadura necesitará de Cables para cumplir compromisos, así como la repatriación por parte de compañías petrolíferas , brindaron soporte a la LIBRA durante el comienzo de la sesión en New York, registrando unos 1.4581 por la tarde en Europa. El EURO estuvo en baja, colocándose stops en los 1.3880, y en los 1.3820/30, para luego caer y marcar mínimos en los 1.3623; es de destacar que la situación continúa menguando mientras que se aguardan varios eventos programados para esta semana. Las condiciones técnicas para el EURO continúan mixtas, mientras que varios analistas estiman un descenso, lo que será lo destacado del “2009”; GS sugiere que el EURO registrará en el 2009 valores en la zona de los 1.2000. A mi entender, estos argumentos son infundados, dado que los Estados Unidos continuará publicando datos negativos según estimaciones. Además, cinco gobernadores americanos ya han solicitado un plan de estímulo por $1.0T USD, para cuando la nueva administración tome riendas, y la pregunta que me surge es: “¿de dónde vendrá el dinero?” La historia demuestra que luego del cambio de una administración, el DÓLAR sube, pero, posteriormente, cae. A mi entender, el nuevo Presidente americano no está en condiciones de hacer frente a este escenario. El par USD/CHF mejoró y alcanzó los  1.1000, con máximos en la zona de los 1.1085, registró mínimos en Asia en los 1.0706, y se estima que estos mínimos se mantendrán dado que el par se encuentra técnicamente para testear la zona de los 1.1230 a mi entender. El par USD/JPY repuntó, registró máximos en los 93.41 en New York. Varios analistas estiman que el par tomará una corrección, luego de los mínimos registrados en el 2008. Es de destacar que se aguardan los datos del primer trimestre con ansias, a los fines de estimar el futuro que nos espera. Se estima que el DOLAR continuará con un comercio en doble sentido esta semana.

Comentarios

El par se encuentra en doble sentido y más firme, dada la liquidación de EUROS-LIBRAS. Se estima que se programarán nuevos recortes en las tasas de interés , pero dados los recortes del 2008, se estima que este factor ya está digerido por el mercado. Se ha observado un comercio sólido en doble sentido. Los vendedores parecen tener el control sobre los 1.5500.

Comentarios

El par registró nuevos mínimos, temprano durante el comercio en New York. Los que fueron en largo están bajo presión, y no pueden ignorar el quiebre en un 50% en la defensa fibonaci. Los que fueron en corto no harán movidas hasta que se testee la zona de los 1.3660. Operadores con estrategias técnicas aguardarán a testear la zona de los 100 MA a corto plazo. Se están colocando stops en los 1.3440. Puede que el par se corrija.

Locating Money, Personal and Business Levels

In this present economy, finding and securing money at the personal and business level is necessary in order to achieve financial stability…Many lenders are at the present time are securing additional funding for themselves from the federal government in order to survive a financial disaster. Others lenders that have secured lending still haven’t released sufficient funding to consumers and businesses, therefore the financial illiquidity has continued. In these hard economic times, locating money, whether consumer or business, can be a major challenge.

One of the first considerations the consumer and/or business should address is how strong or weak is their personal credit. It is important to periodically obtain your personal credit data and review its content. In addition, it is necessary to protect yourself from personal credit errors or theft. Many credit bureaus offer package deals to the consumers and businesses for credit reporting purposes. Identity theft companies are also available to provide alerts to changes in credit activity..

Even if your personal credit score is strong, lets say 680 or higher, your debt to income ratios will be also analyzed to determine your financial liquidity. If your liquidity factors are poor, there is a good chance you will be declined or a reduced approved loan amount could be available. You have to remember that these banks have billions and billions of bad debts on their books and they are asking for government assistance at the present time. In addition, other factors on your credit reports may trigger other problems as well. The bottom line here is to know what is on your credit report before you start applying for a loan.

If you are looking for an unsecured or secured loan, this may be difficult at this stage depending upon your relationship with your l bank. Lenders are looking for as much security that they can obtain, therefore additional collateral will probably be required in the form of hard assets, receivables, inventories, real estate or collateral of stock. If you have many years in business, a strong D&B, and possible other mitigating factors with a high personal credit score might qualify you and/or your businesses for a working capital loan.

Most small business owners aren’t going to be eligible to qualify for the above facts. Sufficient collateral and security for the lenders becomes a paramount issue before the lenders will consider the funding request….. Many businesses, either startup or seasoned, may be frozen out of today’s funding and therefore threatens their existence to survive or get started…

In the market today, secondary funding has become available to the businesses and/or consumers.. Many businesses without good business and/or personal credit still can be eligible for factoring, cash merchant advances and/or loans, or securing money on free and clear hard assets. These lending programs are available but their costs aren’t cheap in nature…. Factoring can cost you between 2-5% per invoice but could be a welcome outcome to a cash strapped business with no liquidity.. Obviously, understanding your business model, its gross profit and relates costs should be considered before looking at a factor.

Merchants can overcome bad credit by receiving substantial master/visa credit cards for payment of business services. This can include restaurants, bars, retail shops, gas stations, grocery stores, nightclubs, etc. Eligible cash merchant advances can be 1.25 to 1.5 x the previous six months average monthly visa/master card sales…Usually one can be qualified within 1-2 days and funded within 7 business days….

Many businesses have free and clear assets but no working capital or cash. Types of assets include dump trucks, commercial trailers, bulldozers, excavators, semi trucks, construction trucks and equipment etc…These free and clear assets can free up working capital for the business in need of money.. Lending terms could be between 36-60 months…

One of hidden forms of cash can be available to businesses and individuals in their tax returns.. Many businesses have lost money in 2008 due to the bad economic times. If you had business losses at the corporate and/or proprietorship levels for 2008 and had income for either/ both 2006 and 2007, you could be eligible for a net operating loss carryback which could generate a substantial tax refund…This could generate a substantial amount of available cash that you may not have anticipated.. You should consult your tax professional to ascertain where you stand.

Additionally, individuals should be talking to their tax advisor to see if there is tax refunds due to them for either overpayment and/or new tax benefits offered by the government….This could generate needed cash either to invest and/or survive debt demands…..

One of the most recent cash money programs available to individuals is payday advances. These programs are able to offer the person with bad credit money up to $1500. These programs are important because you never know when a potential problem in your life may be in front of you and cash is needed ASAP.. These monies can be used for anything and are paid over a short period of time. The percentage cost factor is high but this program may save you if needed for an emergency. Once you establish yourself and pay it off, you can reapply if needed. This program isn’t credit driven but work and bank accounts are critical in order to pay back… Call and check out the details of these programs….

One of the hidden areas in this recession is the repossession market, there is billions of dollars of repos out there that create an opportunity for the individual and/or business. Repos exist in the housing, construction, trucking, retail markets etc. Banks have
taken repos back by the droves and need to put them into their revenue stream. Many repos you can get for no down, little or low down, and this offers the startup and/or seasoned businesses an unique opportunity…The combination of the pricing and financing has given the laid off employee an opportunity to get into business for a small amount.. Employees who want to be owner operators have an opportunity to get financing and generate substantial more revenue for themselves… These opportunities exist in many industries so it is worth the time and effort to do some research to achieve financial independence or expansion for the seasoned business.

In conclusion, this recession has created a paramount cash illiquidity. Strong banks that were considered the pillars of society have in many cases been brought down to their knees. The car industry has been leveled to the ground and government assistance was required to give these car makers a final opportunity. The housing and financial markets have brought chaos to the whole world and the ending to this crisis is still not known. It is important that the business and individuals consider the above facts but look at the unique niche opportunities out there. The repo markets are at their heights and basically gives every person an unique opportunity to start and/or expand a business….

Creating Powerful Newsletter Programs

A company newsletter can be a valuable public relations asset to your overall marketing efforts. A strong newsletter lets you control the exact message and image you want to project to the world. A newsletter program also is a great way to keep your name in front of clients and prospective clients. Here are some sure-fire tips for building an effective newsletter program for your company.

Identify your objective. Decide exactly what you want to accomplish with your newsletter. There are several objectives that can form the core of a strong newsletter program. These are the most common:

• Build a corporate image

• Inform customers about new products

• Stimulate increased product usage

• Promote customer loyalty

• Create good-will with the local community

• Turn prospective customers into active customers

Your newsletter can meet more than one objective. However, it’s good to have one objective that stands above the others. This prevents your newsletter from being a hodge-podge that lacks focus.

Set a regular publication schedule and stick with it. To keep your company name and products fresh in the minds of customers, publish at least every quarter. If you frequently have a lot of new information to share, a monthly may be a better alternative. The key is consistency.

Maintain a consistent structure. Create a logical structure for your newsletter and maintain it from issue to issue. For example, page one may center on industry news, while page two focuses on free tips and information about community events your company is involved in. Page three may feature an informative interview with a client, and page four could offer news and updates about your products and services.

However you decide to structure your newsletter, stick with it. As with a daily newspaper, your readers may enjoy reading specific sections and will look for them as soon as they pick up your newsletter. Maintaining a consistent structure presents a more professional image, and it prevents customers and prospects from having to hunt and peck to find information for which they are looking.

Develop a focus or theme for each edition. Potential areas of focus could be:

• Manufacturing operations

• Public affairs

• Customer service programs

• Marketing services

• Sales force

Not every article must center on your theme; however, your theme should be a common thread that is woven through most of your articles.

Mention activities your company sponsors. If your company sponsors a local play or your employees take part in a walk to raise money for charity, include this in your newsletter. This shows customers your company is comprised of people who care, and not people who just care about money.

Offer free tips to promote good will. A financial institution could offer tips for avoiding credit card fraud in its newsletter. A newsletter for a food store could include the top five things to look for on a food label. Whatever your company’s area of expertise, always offer free tips and information to clients and prospects as a means of telling them you care about their success.

Strike a balance. Consider your overall objective and create a mix of articles that is a comfortable balance between news stories, feature stories, free tips, image building pieces and articles aimed at generating sales.

When beginning a newsletter program, developing ideas for articles can be challenging. The following is a list of potential topics that can be used as a springboard for developing great articles for your company newsletter.

Should the government set aside millions to document celebrity gossip?

Celebrity gossip is getting more and more importan every day. Have you seen the way it is now "bleeding over" from the celebrity segments on CNN into the Headline News and other hard news features? I think it is hight time we started taking it very seriously. The government needs to set aside millions, now, to begin cataloging it so we don’t loose any important data. This way our heirs won’t suffer from a tragic data loss. What I propose is a renewable grant of $572,000,000 (five hundred and seventy two million) to get the ball rolling. Later, Congress can review the sum and make adjustments. Then we need to put a new wing on the Library of Congress. I perceive that this wing will be about 60% (sixty per cent) of the size of the original structure. Then all of this information should be bound and catelouged. I a propose leather bound gilt edged journal with the title "Zeitschrift für den Berühmtheitsklatsch," in keeping with the accademic nature of the project.

I don’t think the government should do this lol. . . but it has gotten really, really bad

For a while, I’ve been receiving spontaneous new tab windows in Firefox that is labeled: Breaking News and shows a site. The pop up is from the website: "www.local-news-online.com"
it is really quite annoying whenever i go on a new page and it just randomly comes up.
My Malwarebytes and Spybot don’t seem to catch it, if it is a bug…
What should i do?

How can I see my local news on the new yahoo news? It used to appear on the old Yahoo news, but now it doesn’t?

My local news has appeared a few times, but mostly it doesn’t appear. It is designated to appear, but it mostly doesn’t show up. Is there anyway to go back to the old news format when I want to see local news?

On the new Yahoo news page you will see at the top under Entertainment, Local. I clicked that and I got my local news.

Both users and potential buyers can view all the ads and check off the ones they want added to their list of possible buys. Then they can ask for more information from the sellers. They can make an offer to buy it and complete a Click N Buy transaction.

Clicking on the more information and make an offer link would display the zoom in photo of the item along with several ways to communicate with the seller. This is whether it is an Internet business, big company, or private party.

The information options are to ask the advertiser a question by e-mail, then to do a keyword search for other products or information by this particular advertiser. If the seller is Joan Jewelry, an Internet home business, for example, keyword searching Joan Jewelry would bring up all the other products Joan has for sale.

This could also display an article last week about her store opening, or her jewelry web log site address.

Other neat actions available to the buyer with this e online service include opportunities to find similar listings with one click (from any advertiser on the site, whether Internet home business, large business or private persons); to add the item to the user watch list, send the ad to a friend by e-mail, also to report the ad as inappropriate.

The small Internet home business entrepreneur, depending on the particular papers, would pay per click, or a percentage of the sale of the ad to the paper, or pay preset ad rates.

Whichever way the business pays the newspaper for the opportunity to add e-commerce to her or his enterprise, it is always considerably less costly up front and less time consuming and learning intensive than trying to set up a home business merchant account and online capability on your own site. Is this good or what?
